Residential care complex on the Oorgat

At Oorgat 6 and 6a in Edam, on the grounds of the Koek demolition company, a residential care complex consisting of approximately 28 care apartments will be taken into use in about two years’ time. Aimed at people with (severe) dementia. The planning process was discussed with local residents for the second time last week.

Maarten Leschot, director of Oorgat Ontwikkeling BV, explains what the plan entails. “In collaboration with Jeroen Hillhorst of OOG van de Bouwmeester BV and Architectenbureau Ruben Wenneker from Oosthuizen, Oorgat 6(a) is being redeveloped. The idea is to build 28 care apartments under one roof. Five apartments will be reserved for crisis care and hospice for residents who need short-term shelter after medical care.”

The design of the ‘Woonzorgvilla’ is in line with the wishes of the municipality and, according to Leschot, meets the urban planning requirements. “The design falls under the typology of ‘barn houses’. Due to the wooden roof and the shape, it fits well with its surroundings.”

Three floors
The residential care villa will consist of three floors. The building itself will be approximately one and a half meters below street level. At the front, there will be a parking facility suitable for 17 cars. There will also be a spacious bicycle shed. The complex will be decorated with lots of greenery.

Healthcare operator
A healthcare operator will be sought in the coming months. The existing buildings and housing will be demolished. A new home will be built on the site of the current home, which will be sold separately from the project.

Planning
The plan is that the draft zoning plan will be made available for inspection before the end of this year. If there are no objections, construction will start in mid-2022 and will be utilized a year later.

Traffic
In an earlier (digital) meeting with local residents, Maarten Leschot addressed concerns about the number of extra traffic movements. “We will route heavy construction traffic via Warder as much as possible. That also applies to suppliers at a later stage. Staff will be recruited as much as possible from within the municipality. They will be asked to come by bicycle.”

Following the results of a QuickScan and a feasibility study, the municipality has now expressed a positive opinion about the plans.
